Move-in Process in 5 Steps

Required Fees
Initial Fees
- ●Key money 30,000 yen
●Deposit 20,000 yen - The following amounts will be deducted as restoration costs upon moving out.
- 1）For stays of less than 60 days：5,000 yen
2）For stays of 60 days or more：10,000 yen - ●Pro-rated rent and utilities for the first month
- For move-ins on or after the 20th of the month, next month’s rent and utility fees will also be required.
- ●Bedding set rental *Optional （7-item set includes: Comforter, comforter cover, blanket, pillow, pillow cover, mattress pad, and sheet）
- One-time rental fee 9,000 yen
※Payment must be made within 3 business days from the day you receive the confirmation email.

At the Time of Recontract
- Recontract fee 10,000 yen
- ※The minimum stay duration is one month, with an initial contract typically spanning approximately 11 months. You have the flexibility to tailor the contract length to your needs during this period. Should you wish to move out, we kindly request a 30-day advance notice, which can be submitted via the move-out request form on our website. If you're considering renewal, we ask for a 60-day notice before the contract's expiration date. At that time, a recontracting fee will apply.
Payment Methods
Three payment methods are available:
※The tenant is responsible for transfer fees, system usage fees, and any other associated charges.

Move-in Day Procedures
Tokyo Area
- ●Available Time
- Monday to Saturday at 11:00, 14:00, and 16:30 for a one-hour slot.
- ●Location
- Tokyo Office (4-minute walk from Asakusabashi Station)
※After completing the necessary procedures, please go to the share house on your own.
Kansai Area
- ●Available Time
- Tuesday to Saturday, between 11:00 and 17:00 for a one-hour slot
- ●Location
- On-site at the share house you will be moving into.
Tohoku Area
- ●Available Time
- Tuesday to Saturday at 10:30/13:00/15:00 for a one-hour slot
- ●Location
- On-site at the share house you will be moving into.
Changing Rooms or Share Houses
Changing rooms or share houses before moving in
- 1）From after the interview to 8 days before your move-in date.*
- You can make changes by paying the fees listed below. *Please note that room or house changes may not be possible before the rent commencement date when applying a campaign.
- 2）From 7 days prior to the rent commencement date until the day of move-in
- No changes can be accommodated.
※Typically, the day rent starts will be the same as your move-in date. However, in certain situations, the day rent starts may differ from your move in date. Due to our rental policy, rental payments must begin no later than two weeks after your reservation for an already available room, or no later than two weeks after the room becomes available. If you reserve a room early in advance, please note your rent may start before your actual move-in date.
Changing rooms or share houses after moving in
You can make changes by paying the fees listed below.
However, to foster a sense of community, we kindly ask that you maintain a minimum stay of 30 days in one share house.

Cancellation Policy
If canceled between payment of initial fees and up to 8 days before the rent start date*
A cancellation fee of ¥30,000 will be deducted from the amount paid.
If canceled 7 days or less before the rent start date*
No refund.
